Customer: Extra Motorway Service Group

Project Overview
Warrington Motorway Service Area is a major infrastructure-led development located on approximately 15 hectares of land at Junction 11 of the M62. Delivered for Extra Motorway Service Group, the project will provide a new motorway service area with direct links to the motorway network via a spur road and the Birchwood Way roundabout.

The scheme will be delivered in multiple phases and will incorporate amenity buildings, extensive retail provision, fuel facilities, parking and associated infrastructure, forming a strategically important addition to the UK motorway network.

Project Requirements
The client required a fully integrated motorway service area capable of accommodating high traffic volumes, multiple retail operators and essential motorway services. The development demanded complex enabling works, environmental management and direct highway connections to live motorway infrastructure.

Retail fit-out and operational flexibility were key requirements, alongside strong sustainability performance and an EPC A target.

Glencar’s Role
Glencar has been appointed as main contractor to deliver the full design and construction of the development. This includes enabling works, ground remediation, highway connections, building construction, fit-out coordination and infrastructure delivery through to completion.

Scope of Works
Groundworks & Remediation
Extensive earthworks commencing in January, including peat management, large-scale cut and fill operations and river diversion works to prepare the site for development and manage environmental constraints.

Section 278 & Highways Works
Delivery of Section 278 highway works to provide direct connections onto the motorway roundabout, enabling safe and efficient access between the development and Junction 11 of the M62.

Buildings, Infrastructure & External Works
Construction of amenity buildings, parking facilities, landscaping, pumping station infrastructure and a fuel filling station, supported by enabling works, signage and rising mains.

Fit-Out & Retail Delivery
Comprehensive fit-out works to accommodate a wide range of retail operators and food outlets within the amenity buildings. The fit-out scope includes coordination of multiple retailers, services integration and operational readiness for phased openings.

Sustainability & ESG
The development targets an EPC A rating, with sustainability embedded across design and delivery. Measures include energy-efficient building systems, modern services infrastructure and careful environmental management throughout construction, including peat handling and river diversions.

Technical & Delivery Challenges
The project presents significant technical challenges, including construction adjacent to live motorway infrastructure, complex ground conditions, environmental constraints and phased delivery of retail and amenity facilities. Careful coordination of highways works, enabling activities and tenant fit-out is critical to programme success.

The Outcome
On completion, Warrington Motorway Service Area will deliver a high-quality, strategically located motorway service facility providing essential amenities, retail and fuel services. The development will support motorway users, improve regional connectivity and provide a resilient, future-proof infrastructure asset for Extra Motorway Service Group.
