About This Project
Project Overview
The project comprised the internal fit-out of an existing industrial unit to create a new operational depot for UPS in Dunstable. Works delivered upgraded office accommodation, welfare facilities and operational support spaces to enable occupation by one of the UK’s leading online retailers. The scheme included enhancements to both internal and external areas, ensuring the building was fully operational within a condensed programme. Delivered over a nine-week period, the project transformed the existing asset into a functional logistics facility aligned with UPS operational needs.
Project Requirements
The client required the rapid conversion of an existing industrial unit into a fully operational depot. Key objectives included delivering new office accommodation, canteen and welfare facilities, alongside data and communications rooms to support logistics operations. The project needed to include targeted M&E upgrades, power enhancements to the warehouse and improvements to site security. Delivery within a short programme was critical to support operational timelines.

Glencar was appointed as main contractor to deliver the internal fit-out and associated external works, coordinating all activities through to completion and handover.

Technical & Delivery Challenges
The primary challenge was delivering a comprehensive fit-out within a nine-week programme. Coordinating multiple trades in parallel required careful sequencing to maintain programme certainty and quality. Integrating new M&E systems and power upgrades within an existing warehouse environment demanded detailed planning to avoid disruption to the base building. External security works needed to be aligned with internal completion to ensure the depot was operational and secure at handover.
