Project Overview
VGP Park, East Midlands is a significant industrial and logistics development comprising the design and construction of four industrial units, each incorporating single-storey warehouse accommodation with integrated office space and associated external works. Delivered for VGP / Newlands 24 Development Limited, the scheme provides flexible, high-quality logistics facilities designed to meet modern operational requirements.

The development is being delivered in two phases. Phase 1 includes earthworks and vertical construction to Units 3 and 4, alongside plateau works to Units 1 and 2, with the vertical build to those units scheduled for a future phase. The project also includes extensive infrastructure and off-site highway works to support long-term access and operational efficiency.

Project Requirements
The client required a phased delivery strategy to align construction with market demand, while ensuring infrastructure, servicing and access were future-proofed from the outset. Key requirements included flexible warehouse and office accommodation, robust external works, and the delivery of major Section 278 highway improvements to support increased traffic and site accessibility.

The scheme also required careful coordination between on-site construction activities and off-site highway works to maintain programme certainty and stakeholder alignment.

Glencar’s Role
Glencar was appointed to deliver the project under a Design and Build contract, taking responsibility for the coordination of design, construction, infrastructure delivery and stakeholder management. This includes the phased construction strategy, extensive earthworks, vertical build works, and the delivery of complex highways and utilities diversions.

Scope of Works

Industrial Buildings
Design and construction of four industrial units, each incorporating warehouse accommodation with integrated office space, delivered to support flexible logistics and industrial occupiers.

Phased Delivery Strategy
Phase 1 works comprising earthworks and vertical construction to Units 3 and 4, with plateau formation works to Units 1 and 2 to facilitate future vertical construction.

External Works & Infrastructure
Delivery of site-wide infrastructure works including car parking for cars and HGVs, service yards, drainage and associated utilities to support long-term site operation.

Highways & Off-Site Works
Significant Section 278 highway works to Netherfield Lane and Tamworth Road, including utility diversions and the construction of a new flood alleviation road to improve access, resilience and connectivity.

Technical & Delivery Challenges
The project requires careful coordination of phased construction activities alongside extensive off-site highway works. Managing interfaces between earthworks, vertical construction and live highways environments demands detailed planning, sequencing and stakeholder engagement to maintain programme certainty and safety standards.

Delivery Conditions Addressed
The scheme involves phased construction, large-scale earthworks, major infrastructure delivery and complex Section 278 highway works, all coordinated to support a future-proofed development and efficient long-term operation.

Sustainability & ESG
Sustainability is embedded within the scheme, with all buildings targeting BREEAM Excellent certification.
