Project Overview
Skypark, Exeter comprises the design and construction of a 196,000 sq ft build-to-suit manufacturing facility delivered for St. Modwen Logistics. The development was designed to meet the operational requirements of a specialist manufacturing occupier, providing high-quality production space supported by appropriate ancillary accommodation and external infrastructure. Located within the Skypark employment area, the facility forms part of a wider strategic industrial and logistics destination.
Project Requirements
The client required a bespoke manufacturing facility capable of supporting specialist production processes while offering flexibility for long-term operational use. Key requirements included high-quality internal accommodation, Cat A and Cat B fit-outs, and associated external works to support servicing, access and site functionality. The project was required to be delivered within a defined programme to enable timely occupation.
Glencar’s Role
Glencar was appointed under a Design & Build contract to deliver the manufacturing facility, coordinating design development, construction and associated external works through to completion and handover.

Technical & Delivery Challenges
Delivering a build-to-suit manufacturing facility required close coordination with the occupier to ensure the building layout, services and finishes aligned with specialist operational needs. Managing the interface between Cat A and Cat B fit-outs within a compressed programme required detailed sequencing and coordination across disciplines, while maintaining quality and compliance standards.
