Coventry Unit 3C, SEGRO Park Coventry

Project Overview
Glencar has commenced construction of Unit 3C, a new 91,245 sq ft Grade A industrial and logistics facility at SEGRO Park Coventry, following its appointment by SEGRO to deliver the purpose-built development.

Pre-let to Volvo Group, the facility will become a new Regional Distribution Centre serving its UK and Ireland operations. Once operational, the centre will incorporate an automated storage and picking system and is expected to fulfil more than 1.3 million order lines each year.

The appointment represents Glencar’s third project for SEGRO, continuing an established relationship within the industrial and logistics sector.

Glencar’s Role
Appointed under a Design & Build contract, Glencar is responsible for the design and construction of the new facility, including the warehouse, integrated office accommodation, groundworks, building services and associated external infrastructure through to completion.

Scope of Works
Warehouse & Offices
Construction of a Grade A warehouse with a 12-metre clear haunch height, alongside integrated two-storey office accommodation designed to support Volvo Group’s operational requirements.

Groundworks & Infrastructure
Delivery of cement-stabilised earthworks, mass fill foundations, below-ground drainage and underground services, together with a petrol interceptor and associated site infrastructure.

External Works
Construction of service yards, EV-enabled car parking, landscaping and associated external works, providing the infrastructure required to support efficient logistics operations.

Sustainability & ESG
The development is targeting BREEAM Excellent and EPC A standards and will incorporate photovoltaic panels, rainwater harvesting, electric vehicle charging infrastructure and energy-efficient building systems.

The facility forms part of the wider 215-acre SEGRO Park Coventry development, which incorporates approximately 100 hectares of community parkland, woodland walks, wetlands and landscaped public open space, placing sustainability, biodiversity and occupier wellbeing at the heart of the wider masterplan.

Technical & Delivery Challenges
The project involves the coordinated delivery of a purpose-built logistics facility designed around Volvo Group’s future operational requirements, including integration with the end user’s automated storage and picking systems.

A 26-week construction programme requires close management of the structural, services, external works and specialist operational interfaces to achieve completion in January 2027.

The Outcome
Once complete, Unit 3C will provide Volvo Group with a modern Regional Distribution Centre designed to improve the speed and efficiency of parts distribution throughout the UK and Ireland.

The project will add another high-quality industrial and logistics facility to SEGRO Park Coventry while further strengthening Glencar’s relationship with SEGRO through the delivery of a highly sustainable, purpose-built development.
