About This Project

Project Overview
Lilly House forms part of the G-Park Basingstoke development and comprises the redevelopment of the former Eli Lilly site on Priestley Road. Delivered for Wrenbridge, the scheme repurposes a brownfield industrial site to create a 209,461 sq ft speculative logistics facility designed to meet modern occupier requirements.

The development integrates sustainability at its core, achieving EPC A, BREEAM Excellent certification and Net Zero Carbon construction, while delivering a highly efficient logistics hub within the Houndmills Industrial Area.

Project Requirements
The client required a large-scale speculative logistics facility capable of accommodating modern high-volume distribution operations, while also delivering strong environmental performance and long-term operational flexibility. Key requirements included high internal clear heights, significant yard depth, efficient servicing arrangements, integrated office accommodation and robust infrastructure connections to the surrounding road network.

The scheme also needed to maximise the value of the brownfield site while generating positive economic impact through job creation and improved regional logistics capacity.

Glencar’s Role
Glencar was appointed as design and build contractor, responsible for the demolition, site preparation, design coordination and construction of Lilly House. The team managed delivery from early enabling works through to completion, coordinating multiple stakeholders and maintaining programme certainty.

Technical & Delivery Challenges
The redevelopment of a former pharmaceutical headquarters presented challenges associated with demolition, site remediation and integration of new infrastructure within an established industrial area. Coordinating large-scale demolition and construction while maintaining programme certainty required careful sequencing and proactive stakeholder management.

Delivering high sustainability standards alongside demanding operational logistics criteria required close coordination across architectural, engineering and construction disciplines.
