Project Description
Two modern industrial and logistics units with integrated office space for leading pan-European developer Baytree. Located in the Stourton Industrial area, the scheme comprised two speculative units of 76,231 sq ft and 145,454 sq ft, recognised for their advanced specification, strong sustainability credentials, and focus on user wellbeing. This project marked a significant milestone as the first BREEAM Outstanding speculative development in the north of England, setting a new benchmark for sustainable industrial construction in the region. Both units, including their high-quality office accommodation, were built to the highest environmental standards, achieving BREEAM ‘Outstanding’ rating, EPC A certification and WELL Ready status – promoting health and wellbeing for future occupants. Located in the Stourton Industrial area, this development comprises two prime industrial and logistics units with integrated office space, delivered on a speculative basis for Baytree. Spanning a combined 221,685 sq ft, the scheme consists of:
-Unit 1: 76,231 sq ft with 12.5m clear internal height and 8,105 sq ft of office accommodation.
-Unit 2: 145,454 sq ft with 15m clear internal height and 9,698 sq ft of office space.
Scope of Works
-Construction of two industrial units with integrated office accommodation.
-High-specification design, including dock level and level access loading doors, HGV parking, and secure cycle and car parking facilities.
-Installation of advanced M&E services, including high-capacity power supplies (500 KVA and 800 KVA).
-Sustainable infrastructure, including BREEAM Outstanding, EPC A, and WELL Ready certification.
-Integration of ESG-focused features such as clean air, water, soil, and energy systems.

Phase 1: Civils and Infrastructure Works
Site Enablement and Ground Engineering
Before construction could commence, Glencar delivered a large-scale civils and infrastructure package, ensuring the site was fully prepared for development which involved:
-Extensive Earthworks and Remediation
-Cut-and-fill balance achieved through on-site processing of demolition materials and site-won aggregates.
-Asbestos remediation carried out in line with strict safety protocols.
-Engineered ground stabilisation to optimise long-term site integrity.
Advanced Retaining Structures
-A 12.5m-high embankment stabilised using 1,150 soil nails, mesh facing, and groundwater drainage solutions.
-342m of precast retaining walls installed, ranging from 1.5m to 6m, ensuring site stability and level optimisation.
S278 Highways Integration
-192.5m of highway upgrades to enhance site accessibility and infrastructure connections.
-Works included drainage enhancements, street lighting, bellmouth expansion, and pathway/cycle lane improvements, aligning with sustainable transport policies.
Phase 2: Large-Scale Industrial Development
Following the successful completion of site preparation and infrastructure works, Glencar progressed onto the vertical construction phase, delivering two Grade A logistics units. Key Industrial Development Works
-Grade A Industrial and Logistics Facilities Unit 1: 76,231 sq ft Unit 2: 145,454 sq ft (with build-to-suit opportunities up to 330,000 sq ft).
-15m clear internal height, 15 dock-level loading doors, and 3 level-access doors to support high-capacity logistics operations.
-50kN/m² floor loading and 800 kVA power supply (HV fed) to meet occupier requirements.
