Project Overview
Valor Park, West Road comprises the design and construction of a high-specification industrial and logistics development delivered for long-standing client Valor Real Estate Partners. The scheme provides 72,000 sq ft (GEA) of modern logistics accommodation, incorporating ancillary office space, service yards and car parking to support urban distribution operations.
The development has been carefully designed to respond to the operational demands of modern logistics while integrating sensitively within its urban context. The scheme supports sustainable regeneration in Tottenham, aligning with the London Plan’s environmental standards and Net Zero Carbon targets.
Project Requirements
The client required a future-focused logistics facility capable of accommodating high-intensity urban distribution activity while meeting stringent sustainability and planning requirements. Key requirements included high-specification warehouse accommodation, efficient servicing and yard layouts, integrated office space and compliance with London Plan environmental performance standards.
The scheme also required careful consideration of community engagement, material selection and environmental impact to ensure the development contributed positively to the surrounding area.
Glencar’s Role
Glencar was appointed under a Design and Build contract to deliver the project from concept through to completion. This included managing the full construction process, coordinating the design team, delivering high-quality industrial accommodation and ensuring compliance with sustainability and planning requirements.

Delivery of two high-specification logistics units designed to meet modern industrial operational needs, incorporating flexible warehouse accommodation and integrated office space.
Office & Ancillary Accommodation
Provision of ancillary CAT A-fitted office space to support administrative and operational functions within the logistics units.
External Works & Infrastructure
Extensive site preparation works, groundworks and infrastructure installation to support high-performance logistics operations, including service yards, car parking and circulation routes.
Highways & Access Works
Delivery of Section 278 highway improvements to enhance access, safety and connectivity with the surrounding road network.
Technical & Delivery Challenges
Delivering a high-specification logistics development within a constrained urban environment required careful coordination of construction activities, logistics planning and stakeholder engagement. Sustainability & ESG
Sustainability was embedded throughout the Valor Park development, with the scheme designed to achieve BREEAM Excellent and EPC A+ ratings. High-efficiency lighting, roof-mounted photovoltaic panels, thermally efficient cladding systems and triple-skin rooflights were incorporated to reduce energy demand and improve operational efficiency. Water-saving technologies, EV charging infrastructure and green roofs to cycle shelters further support sustainable transport, reduced environmental impact and long-term ESG performance.
