About This Project
Project Overview
DC10 at Prologis Park, Coventry involved the comprehensive refurbishment of a 350,000 sq ft industrial and distribution facility, including associated office accommodation. The objective was to modernise the building, enhance operational performance and create a high-quality working environment aligned with contemporary logistics and administrative requirements.
The works formed part of a wider strategy to future-proof the asset, improving energy performance and occupier appeal within a prime industrial location.
Glencar’s Role
Appointed under a Design & Build contract, Glencar was responsible for the full internal and external refurbishment works, managing strip-out, services upgrades and fit-out enhancements across the warehouse and office areas.
Scope of Works
Warehouse & Office Refurbishment
Comprehensive strip-out of existing fixtures and fittings followed by installation of upgraded mechanical and electrical systems across the facility.
Building Services Upgrade
Installation of a fully electric VRF HVAC system serving the office accommodation, improving energy efficiency and environmental performance.
Lighting & Electrical Improvements
Replacement of existing lighting with energy-efficient LED systems throughout the building, alongside upgraded IT and electrical infrastructure.
External Enhancements
Provision of EV parking spaces and associated infrastructure to support low-carbon transport and future occupier requirements.
Sustainability & ESG
The project delivered significant energy efficiency improvements through the introduction of LED lighting and a fully electric VRF HVAC system, contributing to reduced operational carbon and enhanced building performance.
Technical & Delivery Challenges
Delivering refurbishment works within an existing large-scale distribution facility required careful sequencing, coordination of strip-out and installation phases, and robust programme management to achieve completion within the 32-week timeframe.
The Outcome
The completed DC10 refurbishment has transformed the facility into a modern, energy-efficient distribution centre, providing Prologis with a high-quality, future-ready industrial asset positioned to meet evolving occupier demands.
