About This Project

Project Overview
Glencar was appointed to undertake the comprehensive redevelopment of Jungheinrich’s UK Head Office in Milton Keynes. The scheme involved the full reconfiguration and refurbishment of the existing building, retaining only the original floor slab and steel frame to create a modern, energy-efficient headquarters environment.

Completed in November 2024, the project has transformed an outdated facility into a high-quality, collaborative workplace designed to support Jungheinrich’s continued growth and operational excellence.

Glencar’s Role
Operating under a Design & Build contract, Glencar managed the strip-out, structural alterations, envelope upgrades and full CAT A/B office fit-out, coordinating building services replacement and infrastructure improvements throughout.

Scope of Works
Structural Reconfiguration
Full internal strip-out retaining the existing structural frame and floor slab. Construction of a new mezzanine level, internal structural modifications, new staircases and re-use of the existing lift shaft. Formation of a natural lightwell opening through the mezzanine floor to enhance daylight penetration.

Envelope & Fabric Upgrades
Installation of new façade treatments, curtain walling, roof, doors and windows to modernise the building’s external appearance and improve thermal performance.

Office Fit-Out
Delivery of 20,000 sq ft of CAT A/B office fit-out across two levels, including collaborative workspaces, meeting rooms, staff canteen and breakout areas designed to promote wellbeing and productivity.

Building Services & Infrastructure
Complete replacement of MEP systems, including PV installation, alongside upgraded foul and storm drainage and enhanced power infrastructure. External works included car park improvements and EV charging installations.

Sustainability & ESG
The redevelopment adopted a retain-and-enhance strategy, significantly reducing embodied carbon by preserving the primary structure. New high-efficiency MEP systems, improved building fabric and rooftop PV installation contribute to enhanced energy performance and long-term sustainability.

Technical & Delivery Challenges
Working within the constraints of the retained structural frame required careful sequencing and coordination of structural alterations, mezzanine installation and new service routes. Delivering a high-specification fit-out within an existing envelope demanded detailed design integration and programme control.

The Outcome
The completed head office provides Jungheinrich with a modern, collaborative and energy-efficient workplace, aligned with its operational ambitions and sustainability objectives, and capable of supporting long-term growth across its UK operations.
