Project Overview
Big Yellow Self Storage, Battersea involved the construction of a new self storage facility at Lombard Road, London SW11. The development comprised an 11,000 sq ft storage facility alongside a 3,100 sq ft office and a 3,150 sq ft studio, delivered within a single integrated building. The primary structure consists of a steel frame supported on piled foundations, with an external envelope formed from brickwork, curtain walling and feature cladding. The project included associated external works to provide vehicle access, a secure service yard, parking provision and landscaped areas. Located adjacent to a live retail park and opposite the London Heliport, the completed facility provides modern retail storage accommodation within a highly constrained urban environment.
Project Requirements
The client required the delivery of a new-build self storage facility capable of supporting customer-facing retail operations alongside back-of-house storage and administration functions. Key objectives included providing flexible storage accommodation, integrated office and studio space, and a robust building envelope appropriate for long-term operational use. The site’s proximity to live retail, hospitality and residential buildings required careful consideration of access, servicing and external works. Secure vehicle access, parking provision and a service yard were essential to support day-to-day operations. The project also needed to be delivered within a defined programme in a dense urban location.

Technical & Delivery Challenges
The project was delivered on a constrained urban site with shared access arrangements alongside a live retail park. Proximity to the London Heliport and neighbouring residential and hospitality uses introduced additional logistical and coordination considerations. Construction of the piled foundations and steel frame required careful sequencing to maintain programme certainty within the restricted site footprint. Delivering a durable and visually integrated envelope incorporating multiple materials demanded close coordination between structural and architectural elements. External works, access and servicing arrangements needed to be carefully managed to support future retail operations while minimising disruption to adjacent occupiers.
Delivery Conditions Addressed
- Constrained urban site
- Adjacent live retail environment
- New-build construction
- Complex access and logistics
- Mixed customer-facing and back-of-house uses
- Programme-driven delivery
