Project Overview
The Rustins project at Staples Corner involved the reinstatement of a fire-damaged warehouse facility at Waterloo Road, London NW2. The works included the repair and refurbishment of the main warehouse space, revisions to the western end office accommodation, and reinstatement of the paint assembly and manufacturing areas at the rear of the building. The scope also comprised repair and partial replacement of the ground floor slab, alongside assessment, testing and reuse of existing central and eastern foundation systems where feasible. The completed works restored operational capability to the facility, enabling the client to resume manufacturing and warehouse activities within the existing industrial footprint.

Project Requirements
The client required the safe and timely reinstatement of a fire-damaged industrial building to restore manufacturing and warehouse operations. Key objectives included repairing structural and fabric damage, reinstating functional production and storage areas, and upgrading office accommodation where required. The project needed to address damage to the ground floor slab and assess the condition of existing foundations to determine suitability for reuse. Maintaining programme certainty was critical to minimise operational disruption and support the return to full use of the facility.
