Project Description
The Newlands Road development in Luton is a transformative logistics and industrial scheme, forming a key part of the Junction Gateway masterplan. Spanning 13.5 hectares, this highly complex, multi-phase project demonstrates Glencar’s capability in delivering both extensive civils and infrastructure works (Phase 1) and large-scale industrial facilities (Phase 2). The project features a 213,874 sq ft logistics facility, with an 18m clear internal height, Cat A office fit-out, and extensive external works, including service yards and landscaping. Located adjacent to the M1 and New Airport Way, this strategic development is designed to meet the needs of modern occupiers, achieving BREEAM “Excellent” certification and creating 2,500 jobs, significantly contributing to the local economy. By delivering both the early-stage enabling works and final construction of a major industrial facility, Glencar provided a seamless, fully integrated solution, ensuring site readiness, operational efficiency, and long-term sustainability.
Phase 1: Civils and Infrastructure Works
Section 278 Highways Works
- Raising Newlands Road by 1m to integrate the development with the local road network.
- Installation of a new signalised junction and four bellmouth entrances.
- Traffic management planning to maintain access to key local routes.
Extensive Earthworks and Retaining Structures
- 300,000m³ of material moved, achieving a cut/fill balance.
- 10m deep embankment cut adjacent to the M1 motorway.
- Installation of 300m of Gabion Terramesh walls (up to 8.5m high) and precast boundary walls (up to 6m high) to manage level differences.
Utilities and Drainage
- 6km of cabling and pipework, supporting an initial 2MVA power supply, with infrastructure for future 10MVA expansion.
- Two large attenuation tanks, including a 2,100m³ Tubosider soakaway at a 10m invert depth, ensuring long-term stormwater management and flood mitigation.
Phase 2: Large-Scale Industrial Development
Following the successful delivery of the civils and infrastructure works, Glencar transitioned into the construction phase, delivering a large-scale industrial facility tailored to modern logistics operations. Key Industrial Development Works
