About This Project
Project Overview
Project Deayton (Spoke) Merton involved the development of a new Ocado spoke facility at Jubilee Way, London SW19. The project comprised the strip-out and removal of redundant finishes and materials within an existing building, followed by comprehensive internal reconfiguration to support retail food distribution operations. Works included new floor, wall and ceiling finishes, formation of new partitions, installation of mezzanine floor areas and loading docks, and the integration of specialist operational spaces including chilled storage. Associated external works were delivered to support warehouse access and yard operations. The completed facility forms part of Ocado’s wider retail infrastructure, providing a purpose-adapted spoke site aligned with operational and distribution requirements.
Project Requirements
The client required the transformation of an existing building into a fully operational Ocado spoke facility capable of supporting retail food distribution activities. Key objectives included the removal of redundant internal elements and the introduction of new layouts, services and specialist operational areas to meet functional requirements. Integration of mechanical, electrical, HVAC and data services was required throughout the facility. The project also needed to accommodate mezzanine structures, loading docks and chilled storage areas, alongside external works to the yard and access arrangements. Delivery within a defined programme was a key consideration to support operational readiness.
Glencar’s Role
Glencar was appointed as main contractor to deliver the strip-out, refurbishment and fit-out works, coordinating all construction activities through to completion and handover.
Responsibilities included:
- Overall construction management and site coordination
- Strip-out of existing finishes and redundant materials
- Internal reconfiguration and formation of new partitions
- Installation of mechanical, electrical, HVAC and data services
- Delivery of mezzanine floor, loading docks and specialist areas
- Management of external works and landscaping
- Programme, quality and health and safety management
Scope of Works
Enabling Works / Civils & Infrastructure
- Site set-up and enabling activities
- Coordination of existing services
- Alterations to yard areas and access routes
Building / Superstructure
- Internal alterations to existing structure
- Installation of mezzanine floor structures
- Formation of loading docks and warehouse interfaces
Fit-Out & Building Services
- New floor, wall and ceiling finishes
- Mechanical, electrical, HVAC and data services
- Chilled storage areas and specialist operational spaces
External Works & Landscaping
- Vehicle access and yard alterations
- Vehicle wash bay and fueling area
- Soft and hard landscaping
Technical & Delivery Challenges
The project involved extensive refurbishment works within an existing structure, requiring careful sequencing of strip-out and new installations to maintain programme control. Integrating specialist retail food distribution requirements, including chilled storage and loading infrastructure, demanded close coordination between structural, architectural and building services disciplines. The introduction of mezzanine floors and new service installations within the existing envelope required detailed planning to manage interfaces and spatial constraints. External works to live yard areas further added to the complexity, requiring coordinated delivery to support overall site functionality.
Delivery Conditions Addressed
- Existing building refurbishment
- Retail food distribution environment
- Integration of mezzanine structures
- Complex building services coordination
- Concurrent internal and external works
- Programme-driven delivery
The Outcome
The completed Ocado spoke facility at Merton delivers a fully operational retail distribution asset tailored to food handling and fulfilment requirements. The reconfigured internal layout, specialist operational areas and upgraded services provide a facility aligned with Ocado’s network needs. External works and yard alterations support efficient vehicle movements and day-to-day operations. The project delivers a purpose-adapted, operationally ready spoke facility supporting long-term use within Ocado’s retail estate.
