About This Project

Project Overview
Horizon Braintree is a large-scale industrial and logistics development being delivered for Panattoni. Phase 1 comprises the construction of a single industrial unit providing 171,915 sq ft of high-specification warehouse space with associated office accommodation. Delivered on a prominent site in Braintree, the development is designed to support modern logistics operations while setting a benchmark for sustainability, efficiency and long-term flexibility.

In parallel with Phase 1, a Reserved Matters planning application has been submitted for Phase 2, which will deliver a further 405,000 sq ft across three units, ranging from 65,000 sq ft to 240,000 sq ft. Once complete, the wider development will form a significant logistics hub supporting regional supply chains and occupier demand.

Project Requirements
The client required a future-proof logistics facility capable of accommodating a wide range of industrial and distribution occupiers. Key requirements included high clear internal heights, integrated office accommodation, efficient service yards, and a layout capable of supporting phased development. Sustainability performance was a core driver, with clear targets for BREEAM Excellent, EPC A certification and net zero carbon construction.

Glencar’s Role
Glencar was appointed to deliver the design and construction of Phase 1, taking responsibility for coordination across consultants, subcontractors and stakeholders. The role includes managing enabling works, infrastructure delivery, building construction and sustainability integration, while ensuring the project aligns with the client’s long-term masterplan and future development phases.

Scope of Works

Enabling Works & Groundworks
Site preparation, earthworks and ground stabilisation, including traditional pad foundations and coordination of infrastructure interfaces across the wider site.

Building Construction
Construction of a 171,915 sq ft industrial unit with a 12.5m clear internal height to haunch, incorporating a structural steel frame, high-performance envelope and integrated office accommodation totalling 12,645 sq ft.

Infrastructure & External Works
Delivery of access roads, service yards, drainage, utilities infrastructure, landscaping and site circulation routes to support efficient logistics operations.

Future Development Provision
Coordination with Reserved Matters planning for Phase 2 to ensure infrastructure capacity, layout flexibility and seamless integration with future units.

Technical & Delivery Challenges
Delivering Phase 1 alongside ongoing planning and design development for Phase 2 required careful coordination to protect future flexibility while maintaining programme certainty. Early consideration of infrastructure capacity, access arrangements and sustainability systems was critical to ensuring the wider development could progress efficiently without compromise.

Delivery Conditions Addressed
The project is being delivered on a large open site requiring structured sequencing of works, robust logistics planning and close collaboration with stakeholders to ensure safe, efficient construction and continuity across development phases.

Sustainability & ESG
Sustainability and ESG principles are embedded at the core of Horizon Braintree. The scheme is designed to achieve BREEAM Excellent and EPC A certification, with a strong focus on net zero carbon construction. Photovoltaic panels, EV charging infrastructure and low-energy lighting systems are incorporated to reduce operational energy demand, while low-carbon materials and efficient construction methodologies minimise embodied carbon. Landscape design and sustainable drainage strategies enhance biodiversity and environmental resilience, ensuring the development delivers long-term environmental and social value.

The Outcome
Upon completion, Horizon Braintree will deliver a high-quality, sustainable logistics facility aligned with modern occupier requirements. Phase 1 establishes a strong foundation for future phases, positioning the development as a key logistics destination and demonstrating Glencar’s capability to deliver complex, sustainability-led industrial projects at scale.
