Project Overview
Glencar was appointed to design and construct two modern warehouse distribution and production units, J1 and J2, at Kingsway, Rochdale. The development provides a combined 203,500 sq ft of high-quality industrial space, supporting continued growth within the region’s logistics and manufacturing sectors.
The scheme delivers state-of-the-art facilities with integrated office accommodation, dedicated service yards, car parking and landscaped surroundings, enhancing both operational efficiency and site aesthetics.
Glencar’s Role
Operating under a Design & Build contract, Glencar was responsible for the full delivery of both units, including structural construction, office fit-out, external works and coordination of all site infrastructure.
Scope of Works
Warehouse Construction
Construction of two Grade A industrial units built to modern logistics and production standards, providing high ceilings, large open floor plates and robust structural systems.
Office Accommodation
Provision of ancillary office cores and first-floor office space within both units, delivering high-quality, functional working environments integrated seamlessly with warehouse operations.
Service Yards & External Works
Each unit benefits from dedicated service yards designed for heavy vehicle access, loading and unloading, alongside associated car parking and landscaped areas.
Design & Structural Approach
The development utilised structural steel framing and precast concrete elements to achieve strength, durability and programme efficiency, supporting on-time delivery within the 42-week programme.
Sustainability & ESG
The project incorporated modern construction methods and durable materials designed to support long-term performance and operational efficiency, contributing to the overall quality and resilience of the Kingsway estate.
Technical & Delivery Challenges
Delivering two substantial units concurrently required careful programme management and coordination of structural, office and external works to ensure both buildings were completed on schedule.
