About This Project

Project Overview
PLP Crewe Phase 1 involved the design and build of two new speculative warehouse units at Crewe Logistics Park, Jack Mills Way, Shavington. The development delivered two industrial units of approximately 90,000 sq ft and 40,000 sq ft, providing modern logistics accommodation designed to meet contemporary occupier requirements. The scheme included full external works, landscaping, incoming utilities and associated infrastructure to support efficient operation of the site. Delivered as part of a wider logistics park, the project contributes new high-quality industrial space within a strategically located employment area in Crewe.

Project Requirements
The client required the delivery of two speculative warehouse units suitable for a range of logistics and distribution occupiers. Key objectives included providing flexible, modern accommodation with efficient servicing arrangements and high-quality external environments. The scheme needed to incorporate full infrastructure works, including incoming services and site-wide external works, to ensure the units were market-ready on completion. Delivery within a defined programme was essential to align with the wider development strategy for the logistics park.

Glencar’s Role
Glencar was appointed as main contractor to deliver the design and build of the two warehouse units and associated external works, coordinating all activities through to completion and handover.

Responsibilities included:
- Overall construction management and site coordination
- Design and construction of two speculative warehouse units
- Coordination of building structure and envelope
- Delivery of incoming utilities and infrastructure
- Management of external works and landscaping
- Programme, quality and health and safety management

Scope of Works
Enabling Works / Civils & Infrastructure
- Site set-up and enabling activities
- Groundworks and infrastructure installations
- Incoming utilities and service connections

Building / Superstructure
- Construction of steel-framed warehouse units
- Building envelope and roof systems
- Formation of loading and service areas

Fit-Out & Building Services
- Base build internal works
- Mechanical and electrical services
- Fire protection and life safety systems

External Works & Landscaping
- Access roads and circulation routes
- Service yards and hardstandings
- Soft landscaping and boundary treatments

Technical & Delivery Challenges
Delivering two large-scale speculative warehouse units concurrently required careful coordination to maintain programme certainty and consistent quality across both buildings. Managing the interfaces between building construction and extensive external works demanded detailed planning to ensure efficient sequencing. Integration of incoming utilities and infrastructure across the wider site required close coordination with service providers. Working within an active development environment also introduced logistical challenges associated with access, deliveries and site safety.

Delivery Conditions Addressed
- Speculative industrial development
- Multi-building delivery
- Large-scale logistics accommodation
- Extensive external works and infrastructure
- Programme-driven delivery

The Outcome
PLP Crewe Phase 1 delivers two high-quality speculative warehouse units that enhance the offering at Crewe Logistics Park. The modern accommodation, integrated infrastructure and comprehensive external works provide market-ready industrial space suited to a range of occupiers. The project supports Peel Logistics’ wider development strategy, adding flexible, durable assets within a key UK logistics location.

Keith Wilson, PLP.

“PLP has been hugely impressed with Glencar’s expertise, professionalism and enthusiasm. We look forward to completing two fantastic units for which, in line with our long-term sustainability policies, include roof mounted solar panels, multiple electric charging points for vehicles, and future proofing for further reduction of carbon footprints by end users.”
