About This Project
Project Overview
The RULA Golborne project involved the demolition of an existing warehouse and the subsequent design and construction of a 120,725 sq ft distribution facility. The new development delivers modern logistics accommodation alongside integrated office space, supporting high-volume distribution operations while providing a contemporary working environment for administrative and management staff.
Project Requirements
The client required a high-performance distribution facility with efficient yard operations, modern office accommodation and improved site access. Key requirements included extensive external works, enhanced servicing capability and improved highway infrastructure to support increased vehicle movements associated with logistics operations.
Glencar’s Role
Glencar was appointed under a Design & Build contract to deliver the full demolition and redevelopment of the site, managing design coordination, construction and off-site highway works through to completion.
Scope of Works
Enabling Works & Demolition
- Demolition of the existing warehouse structure
- Site clearance and preparation works
Building & Superstructure
- Construction of a 120,725 sq ft distribution warehouse
- Steel frame structure with high-performance envelope
- Integrated office accommodation
External Works & Infrastructure
- Construction of a large external service yard
- Dedicated car parking provision
- Landscaping works aligned with sustainability objectives
- Off-site highway works to improve access and traffic flow
Technical & Delivery Challenges
A key challenge was managing the demolition of the existing warehouse while maintaining strict safety standards and programme constraints. In addition, the delivery of off-site highway works required close coordination with local authorities to ensure regulatory compliance while minimising disruption to surrounding road networks.
Delivery Conditions Addressed
- Brownfield redevelopment
- High-volume logistics operations
- Integrated office and warehouse accommodation
- Off-site highway and access works
- Programme-driven delivery
Sustainability & ESG
The development achieved a BREEAM Excellent rating, reflecting a strong commitment to sustainability. Environmental measures included energy-efficient building systems, responsible material selection and landscaping strategies designed to enhance site biodiversity and long-term environmental performance.
The Outcome
RULA Golborne delivers a modern, efficient and sustainable distribution facility that supports high-throughput logistics operations. The completed development provides flexible, future-proof accommodation while enhancing site accessibility, operational efficiency and environmental performance.
