About This Project

Project Overview
Panattoni Park Brighton comprises the design and construction of a 268,000 sq ft speculative industrial and logistics development delivered for Panattoni. The scheme consists of five Grade A portal frame warehouse units constructed on piled foundations, providing flexible, high-quality accommodation tailored to modern logistics and industrial occupiers.

Designed to meet market demand for adaptable and future-ready space, the development delivers best-in-class specification alongside strong environmental performance, establishing a landmark industrial scheme on the South Coast.

Project Requirements
The client required a speculative logistics development capable of attracting a wide range of occupiers through flexible unit layouts, robust structural design and high environmental credentials. Key requirements included Grade A specification, adaptability for tenant-specific fit-out, efficient servicing arrangements and delivery to stringent sustainability standards.

The scheme also needed to be delivered within a defined programme to meet market demand while maintaining quality and performance benchmarks.

Glencar’s Role
Glencar was appointed as design and build contractor, responsible for the coordinated delivery of the warehouse units, infrastructure and external works. The team managed the project from detailed design through construction and handover, working closely with the client, consultants and supply chain to deliver a high-quality speculative scheme.

Scope of Works

Technical & Delivery Challenges
Delivering a large-scale speculative development required careful coordination to ensure consistency across multiple units while maintaining flexibility for future tenants. Programme management was critical to align construction sequencing, infrastructure delivery and quality control across the site.

Achieving high sustainability performance alongside Grade A specification required early design coordination and close collaboration between disciplines.

Delivery Conditions Addressed
- Multi-unit speculative delivery
- Programme-driven construction
- Tenant flexibility requirements
- High environmental performance targets
- Coordinated infrastructure delivery

Sustainability & ESG
The development achieved BREEAM Excellent and EPC A certifications, reflecting its strong sustainability performance and reduced operational energy demand. The scheme incorporates energy-efficient building fabric and services, supporting lower carbon operation and long-term environmental performance. By delivering adaptable, futureproof industrial space, the project supports sustainable occupancy and long-term asset value.

The Outcome
Panattoni Park Brighton successfully delivers a high-quality speculative industrial and logistics development that meets modern occupier requirements. The scheme provides flexible, sustainable warehouse accommodation, reinforcing Panattoni’s commitment to best-in-class industrial real estate and Glencar’s expertise in delivering large-scale logistics projects.
