Project Overview
Trammell Park, Milton Keynes comprises the design and construction of three industrial units delivering a combined total of approximately 338,000 sq ft of warehouse and ancillary office accommodation. The development provides modern, flexible industrial space suitable for a range of logistics and industrial occupiers. In addition to the buildings, the scheme includes significant external works to support site functionality, access and long-term operational performance.
Project Requirements
The client required the delivery of three shell-and-core industrial units capable of accommodating a wide range of future occupiers. Key requirements included flexibility of internal layouts, efficient servicing, strong site accessibility and high environmental performance. The scheme also required extensive external works, including site remodelling, road realignment, new services infrastructure and landscaping, delivered within a defined programme.
Glencar’s Role
Glencar was appointed under a JCT Design & Build contract to deliver the design coordination and construction of the three industrial units and associated external works through to completion and handover.

Technical & Delivery Challenges
The project required the coordination of multiple buildings alongside extensive external works within a single programme. Managing site remodelling and road realignment while progressing building construction demanded careful sequencing and interface management. Delivering shell-and-core units also required a high degree of coordination to ensure flexibility for future occupiers without compromising programme or quality.
