About This Project
Project Overview
Glencar is undertaking the extensive refurbishment of an existing industrial and logistics facility at Axis Kilcarbery Distribution Park, Dublin 22, for Axel Logistics. The project involves upgrading approximately 190,000 sq ft of warehouse and office accommodation to provide a modern, efficient and sustainable logistics environment.
Located on Nangor Road, the development will deliver significant improvements to the building's internal layout, services and overall environmental performance, supporting its long-term operational use.
Glencar’s Role
Glencar is responsible for the comprehensive refurbishment and fit-out of the existing facility, including warehouse alterations, office accommodation, mechanical and electrical installations, roofing works and associated external improvements.
Working alongside the wider consultant team, Glencar is coordinating the delivery of the refurbishment programme to achieve the required operational, quality and sustainability standards.
Scope of Works
Warehouse Refurbishment
Extensive refurbishment of the existing warehouse accommodation, including the installation of internal whitewall partitions to create four separate compartments and support flexible logistics operations.
Office Fit-Out
Complete refurbishment and fit-out of the office accommodation, delivering modern working environments with upgraded mechanical and electrical services.
Roofing & Building Improvements
Refurbishment of the existing roof, including works to the Automatic Opening Vents (AOVs), alongside improvements to the building's existing infrastructure.
Building Services & External Works
Full mechanical and electrical fit-out across the warehouse and office accommodation, installation of rooftop solar photovoltaic panels and associated external site works.
Sustainability & ESG
The project is targeting LEED certification and a BER A energy rating, with sustainability central to the refurbishment strategy.
The installation of solar photovoltaic panels, upgraded building services and improvements to the existing building fabric will support reduced operational energy demand and enhanced environmental performance.
By refurbishing and repositioning an existing industrial facility, the development also supports the continued use of established building infrastructure.
Technical & Delivery Challenges
The comprehensive refurbishment of an existing industrial facility requires careful coordination of structural alterations, internal compartmentation, roofing improvements and building services installations.
Integrating new systems within the existing building, while maintaining an efficient construction programme, requires detailed sequencing and close collaboration between Glencar, the design team and specialist subcontractors.
The Outcome
Once complete, Axis Kilcarbery Distribution Park will provide Axel Logistics with a modern, high-quality industrial and logistics facility incorporating flexible warehouse accommodation, upgraded offices and energy-efficient infrastructure.
The project will enhance the long-term performance and operational capability of the existing building, further strengthening Glencar's growing portfolio of industrial refurbishment and fit-out projects across Ireland.
