About This Project

Project Overview
The DC1 Prologis Park Marston Gate project involved the internal and external refurbishment of an existing industrial unit in Milton Keynes. The works comprised upgrades to the building envelope, warehouse and office accommodation to extend the operational life of the asset and improve functionality for the end user. External works included cleaning and making good of the envelope, roof works and improvements to service yards. Internally, the project delivered refurbishment of the warehouse slab, strip-out of existing office accommodation and provision of new internal offices. The completed works provide upgraded industrial accommodation within a well-established logistics park environment.

Project Requirements
The client required the refurbishment of an existing logistics unit to prepare the building for continued occupation and operational use. Key objectives included improving the condition of the external envelope, upgrading access arrangements through new dock levellers and level access doors, and refurbishing internal warehouse and office areas. The project needed to address wear to the warehouse slab, replace outdated office accommodation and enhance service yard functionality. Delivery within a defined programme was essential to minimise downtime and support occupier requirements.

Technical & Delivery Challenges
Delivering refurbishment works within an operational logistics park required careful coordination of site access, deliveries and external works. Upgrading the external envelope and roof while undertaking internal refurbishment demanded detailed sequencing to maintain programme control. Installation of new dock levellers and level access doors required precise integration with the existing structure. Refurbishment of the warehouse slab alongside the construction of new office accommodation introduced interface challenges that required close coordination between trades to ensure quality and continuity of works.
