Project Overview
Project BOB, Colchester comprises the construction of a high-bay bulk storage warehouse with an associated marshalling pod, alongside a separate low-bay warehouse facility. Delivered for Penguin Books, the development provides specialist storage and logistics accommodation designed to support high-volume distribution operations. The scheme also includes significant external works and infrastructure to support vehicle movements, servicing and site-wide operational requirements.

Project Requirements
The client required a purpose-built logistics facility capable of supporting high-bay bulk storage operations alongside conventional low-bay warehousing. Key requirements included efficient HGV access, dedicated marshalling and servicing areas, integration with existing site infrastructure and the provision of enhanced fire protection systems. The project also required delivery within a defined programme to support operational readiness.

Glencar was appointed to deliver the construction of the warehouse facilities and associated external works, coordinating site activities and stakeholder interfaces through to completion and handover.
