About This Project
Project Overview
The Kellogg Distribution Centre project involved the internal fit-out of a 525,600 sq ft distribution facility in St Helens, Haydock. Developed by Bericote as part of the wider M6 Major logistics scheme, the building was delivered as a shell before undergoing full internal fit-out to support Kellogg’s operational requirements. The works transformed the newly constructed warehouse into a fully functioning logistics hub, incorporating warehouse infrastructure, building services and office accommodation. Delivered within a live operational environment, the project forms a key component of Kellogg’s UK distribution network, providing large-scale, efficient logistics accommodation within a strategic location.
Project Requirements
The client required the full internal fit-out of a newly constructed distribution centre to support large-scale logistics operations. Key objectives included installation of extensive warehouse racking systems, internal lighting, sprinkler installations and associated services. The project also needed to deliver fully fitted office accommodation to support on-site management and administration. Works were required to be undertaken within a live environment, demanding phased delivery, close coordination and collaboration with the occupier to maintain operational continuity throughout the programme.
Glencar’s Role
Glencar was appointed as main contractor to deliver the internal fit-out works, coordinating all trades and interfaces through to completion and handover.
Responsibilities included:
- Overall construction management and site coordination
- Delivery of full warehouse internal fit-out
- Coordination of racking, sprinklers and internal services
- Installation of internal lighting systems
- Fit-out of office accommodation
- Programme, quality and health and safety management
- Coordination with occupier teams in a live environment
Scope of Works
Enabling Works / Civils & Infrastructure
- Site set-up and enabling activities
- Coordination of existing base-build elements
- Phased access planning within live areas
Building / Superstructure
- Interface management with base-build shell
- Alterations and adaptations to support fit-out works
Fit-Out & Building Services
- Installation of warehouse racking systems
- Sprinkler installations
- Internal lighting systems
- Mechanical and electrical services
- Office accommodation fit-out
External Works & Landscaping
- Not applicable
Technical & Delivery Challenges
Delivering a large-scale internal fit-out within a live logistics environment required careful sequencing and phased delivery to maintain safe and continuous operations. Coordinating the installation of racking, sprinklers and lighting systems across a substantial warehouse footprint demanded close collaboration between specialist contractors. Interface management with the base-build structure was critical to ensure compatibility of systems and avoid disruption. Maintaining operational continuity for Kellogg’s teams throughout the works required detailed planning, clear communication and robust health and safety controls.
Delivery Conditions Addressed
- Live operational logistics environment
- Large-scale warehouse fit-out
- Complex services coordination
- Phased delivery
- Occupier interface management
- Programme-driven delivery
The Outcome
The completed Kellogg Distribution Centre at Haydock delivers a fully operational, large-scale logistics facility supporting national distribution requirements. Integrated racking, sprinkler systems, lighting and office accommodation provide a functional and efficient working environment. Delivered within a live operational context, the project demonstrates the ability to transform a base-build warehouse into a fully functioning logistics hub while maintaining continuity of operations for the end user.
