About This Project

Project Overview
Baytree, Nuneaton comprises the delivery of a major industrial and logistics campus totalling close to one million square feet. The development includes two large-scale distribution units alongside a three-storey, 30,000 sq ft office headquarters element constructed entirely from cross-laminated timber (CLT) and glue-laminated timber (Glulam), making it one of the largest timber office structures currently being delivered in the UK.

The scheme forms part of Baytree’s commitment to delivering high-performance, future-ready logistics space while prioritising sustainability, employee wellbeing and long-term operational efficiency.

Project Requirements
The client required a highly sustainable industrial and logistics development capable of accommodating modern high-volume distribution operations while significantly reducing embodied and operational carbon. Key requirements included flexible warehouse accommodation, an innovative low-carbon office solution, extensive infrastructure works, and enhanced site accessibility through highway improvements, all delivered to exacting environmental standards.

Glencar’s Role
Glencar was appointed to deliver the design and construction of the logistics units, timber-framed office headquarters, and all associated infrastructure and external works. This included coordinating specialist timber construction, managing complex phasing, and integrating sustainability objectives throughout the design and delivery process.

Technical & Delivery Challenges
The project required the integration of large-scale logistics accommodation with one of the UK’s most significant mass-timber office structures, demanding careful coordination between structural design, fire strategy, and construction sequencing. Delivering the scheme within a live infrastructure environment while undertaking major Section 278 works required detailed planning and stakeholder coordination.

Sustainability & ESG
Sustainability was embedded at the core of the project, with the timber-framed office significantly reducing embodied carbon compared to traditional construction methods. The development achieved BREEAM Outstanding for Unit 1 and was designed to be WELL Ready, prioritising occupant health and wellbeing. Additional measures included energy-efficient building systems, enhanced biodiversity through landscaping, and infrastructure designed to support long-term low-carbon operation.
