Project Overview
Indurent Park Newport – Phase 6 comprises the design and construction of five new industrial and logistics units within the wider 100-acre Indurent Park Newport, South Wales’ leading industrial and logistics destination. Strategically positioned to connect South Wales with the South West of England, the development plays a critical role in supporting inward investment, job creation and the continued growth of Newport as a major logistics hub.

This appointment represents Glencar’s first collaboration with Indurent, one of the UK’s leading owners, developers and operators of modern industrial and logistics space.

Project Requirements
The client required the delivery of a new phase of high-quality industrial and logistics accommodation capable of supporting a wide range of occupiers across manufacturing, industrial and logistics sectors. The development needed to provide flexibility of layout, strong power provision, modern servicing arrangements and robust sustainability credentials aligned with market-leading performance standards.

Programme certainty, build quality and coordination of enabling and infrastructure works were key requirements for successful delivery.

Glencar’s Role
Glencar has been appointed as main contractor to deliver the full design and construction of the five units, overseeing all works from enabling and earthworks through to completion. This includes coordination of the design team, management of site operations and delivery of all associated infrastructure.

Scope of Works
Industrial & Logistics Units
Design and construction of five industrial and logistics units (Units 11, 12, 14, 15 and 16) ranging in size from approximately 44,071 sq ft to 115,045 sq ft, providing flexible accommodation suitable for a range of occupier requirements.

External Works & Infrastructure
Delivery of service yards, car parking, utilities connections, drainage and landscaping works across the phase, alongside earthworks and ground improvement to prepare the site for vertical construction.

Utilities & Servicing
Provision of all incoming utilities and infrastructure to support high-power demand, future occupier flexibility and long-term operational resilience.

Technical & Delivery Challenges
Delivering a multi-unit scheme within a live and expanding logistics park requires careful coordination of enabling works, utilities, drainage and phased construction activities. Managing interfaces between multiple workstreams while maintaining programme certainty is critical to the successful delivery of this phase.

Delivery Conditions Addressed
The project involves large-scale earthworks, ground improvement, infrastructure installation and the delivery of multiple industrial units within a strategically important logistics location, requiring robust planning and sequencing of works.

Sustainability & ESG
Sustainability is central to the project, with the development targeting BREEAM Outstanding and EPC A+ ratings. The buildings are designed to accommodate up to 100% photovoltaic coverage, alongside EV charging infrastructure and high power capacity. Flexible layouts, energy-efficient building systems and high-quality office, warehouse and amenity spaces support long-term operational performance, occupier wellbeing and reduced environmental impact.

The Outcome
On completion, Indurent Park Newport – Phase 6 will deliver a significant addition to South Wales’ industrial and logistics infrastructure, providing highly sustainable, flexible accommodation capable of attracting a wide range of occupiers. The project strengthens Glencar’s industrial and logistics portfolio, establishes a new partnership with Indurent and reinforces Newport’s position as a nationally significant logistics hub.
