About This Project

Project Overview
Glencar has successfully completed the comprehensive refurbishment and asset repositioning of DC2 at Prologis Victoria Park, Wellingborough. The project transformed an existing 355,000 sq ft logistics facility into a modern, sustainable distribution hub designed to meet the demands of today's occupiers.

The scheme represents Glencar's fifth successful project delivered for Prologis UK, reinforcing a long-standing client relationship built on quality, collaboration and consistent delivery.

Glencar’s Role
Operating as main contractor, Glencar delivered the complete refurbishment of the warehouse, office accommodation and external infrastructure, coordinating all building fabric, mechanical and electrical upgrades throughout the live programme.

Scope of Works

Warehouse Refurbishment
Extensive refurbishment works including installation of a new sprinkler system, replacement loading doors and dock levellers, floor slab repairs, cladding remedial works and replacement rooflights.

Office & Building Services
Complete CAT A office refurbishment incorporating new mechanical and electrical services, VRV heating and cooling systems, LED lighting and upgraded workplace facilities.

External Works
Refurbishment of the gatehouse, upgraded site access arrangements, new security barriers, EV charging infrastructure and improvements to external circulation and parking areas.

Sustainability & ESG
The development achieved BREEAM Excellent certification and an EPC A rating. Sustainability enhancements included an 80kW roof-mounted photovoltaic array, energy-efficient LED lighting, electric vehicle charging infrastructure and modern building services that significantly improve operational efficiency and reduce energy consumption.

Technical & Delivery Challenges
The refurbishment required careful coordination across a large existing logistics facility, delivering substantial upgrades to the building fabric, services and external infrastructure while creating a modern industrial asset capable of supporting future occupier requirements.

The Outcome
The completed development provides 355,000 sq ft of high-quality warehouse accommodation with 26 dock loading doors, six level-access doors, 265 car parking spaces and 79 HGV parking spaces. Delivered in partnership with Ridge and Partners LLP, Stephen George + Partners and Burrows Graham, the scheme has successfully repositioned the asset as a high-performance, future-ready logistics facility.
