About This Project
Project Overview
The Fenton Way development involves the construction of a new 300,000 sq ft single-storey industrial warehouse at Chatteris, Cambridgeshire. Delivered for Tungsten, the project has been designed to provide a high-specification logistics facility with generous yard space, modern office accommodation and strong sustainability performance.
The warehouse will incorporate a 15m clear internal height, 12 dock loading doors and 12 level access doors, supporting efficient goods handling and operational flexibility. Two-storey entrance offices will be provided, delivering a total of 5,325 sq ft of office accommodation.
Project Requirements
The client required a future-ready logistics facility capable of supporting large-scale distribution operations, with robust yard infrastructure, high internal clear heights and integrated office space. Sustainability was a core requirement, with the scheme targeting BREEAM Excellent and EPC A standards.
In addition, the project includes highway improvements to enhance local traffic flow and pedestrian safety, alongside extensive ground improvement works to support the scale of the development.
Glencar’s Role
Glencar has been appointed as main contractor to deliver the full design and construction of the development. This includes managing ground remediation, highways works, building construction, fit-out and services installation through to completion.
Scope of Works
Groundworks & Remediation
Implementation of a comprehensive ground improvement strategy using Dynamic Replacement to stabilise yard areas and building zones, ensuring long-term performance and resilience of the development.
Section 278 Highways Works
Delivery of Section 278 highway works to improve traffic flows and crossing points, enhancing connectivity and safety around the site.
Warehouse & External Works
Construction of a new single-storey warehouse with 15m haunch height, service yards, car parking, service connections, landscaping and associated external infrastructure works.
Fit-Out & Building Services
Provision of ground floor and first floor office accommodation delivered to CAT A and CAT B standards. Installation of sprinkler systems and racking within the warehouse, alongside full mechanical and electrical services to support operational use.

Sustainability is central to the scheme, with the development targeting BREEAM Excellent and EPC A ratings. Key sustainability features include photovoltaic (PV) panels, electric vehicle (EV) charging infrastructure and energy-efficient building systems designed to reduce operational carbon and enhance long-term performance.
Technical & Delivery Challenges
The project requires careful coordination of large-scale ground improvement works alongside building construction and highway upgrades. Integrating logistics infrastructure, sustainability features and high-specification fit-out within a defined programme is a key focus of the delivery strategy.
