About This Project
Project Overview
Glencar has been appointed to complete the design development and construction of a new Costco warehouse and fuel station in Gloucester. The scheme will deliver a high-quality retail warehouse with associated infrastructure, external works and highways improvements to support safe and efficient customer access.
The warehouse will provide 13,109 sq m of gross external floor area, incorporating specialist retail preparation areas, cold storage, plant installations and feature architectural elements at key elevations and entrances.
Glencar’s Role
Glencar is acting as main contractor, responsible for the coordination and delivery of the building works, groundworks, highways works, external infrastructure and fit-out elements required to deliver the project to Costco’s global standards.
Scope of Works
Building Works
The works include construction of a wide-span portal frame warehouse with a ground-bearing concrete floor slab and sealed surface finish. The building incorporates a suspended entrance canopy, feature cladding to the main elevations, pre-cast concrete anti-ram walls and specialist internal areas including meat and bakery preparation, café and service deli, hot chicken facilities, freezer and cooler spaces.
Roof-mounted air handling, air conditioning and refrigeration plant will be installed alongside a metal sheet roof system incorporating photovoltaic panels. All materials and systems will be delivered in line with Costco’s global approval standards.
Groundworks & Remediation
The project includes extensive groundworks and remediation activities, including breaking up existing slabs for reuse as site-won material, cut and fill operations and targeted ground improvement works to prepare the site for development.
External Works
Construction of extensive external works across a total site area of approximately 44,256 sq m, including customer car parking, HGV hardstandings, drainage infrastructure, landscaping, footpaths and the provision of 32 active and 96 passive EV charging spaces. Buildings to house sprinkler pumps and tanks will also be delivered as part of the external works package.
Section 278 & Highways Works
Significant Section 278 highways works form part of the project scope, including the installation of new traffic signals, new pedestrian crossing points and the creation of new access lanes to improve traffic flow and site accessibility.
Fuel Station
Construction of a new petrol filling station integrated into the wider site layout, including associated forecourt works, services and safety infrastructure.
Sustainability & ESG
Sustainability considerations are embedded within the project through the reuse of site-won materials, installation of photovoltaic panels, provision of extensive EV charging infrastructure and efficient building systems designed to support long-term operational performance.
Technical & Delivery Challenges
The project requires careful coordination of building works alongside major highways interventions and live traffic interfaces. Managing remediation activities, external works and phased construction sequencing will be critical to maintaining programme certainty.
