Project Overview
Glencar delivered the construction of 287,000 sq ft of warehousing across three individual units at Plot M, Kingsway, Rochdale. The development includes associated infrastructure, car parking and significant external landscaping works.

The scheme was designed to provide flexible accommodation capable of supporting a wide range of logistics and distribution occupiers while optimising operational efficiency.

Glencar’s Role
Glencar was appointed under a Design & Build contract to manage and deliver the full construction programme, coordinating consultants, subcontractors and stakeholders through to completion.

Scope of Works

Industrial Units
Construction of three warehouse units featuring generous internal heights, large open floorplates and robust structural design suitable for modern logistics operations.

External Works & Infrastructure
Provision of extensive car parking, service yards, drainage and landscaping to support tenant requirements and enhance the overall site environment.

Sustainable Design Integration
Incorporation of sustainability-focused elements including provision for EV charging infrastructure and energy-efficient building systems.

Sustainability & ESG
Sustainability principles were embedded within the design, including energy-efficient construction methods and infrastructure to support low-carbon transport. External landscaping was carefully designed to enhance biodiversity and integrate the development within its surrounding environment.

Technical & Delivery Challenges
The delivery programme required careful coordination across three concurrent units, alongside management of site access constraints and simultaneous construction activities. Effective planning and sequencing ensured on-time completion without compromising quality.

The Outcome
Plot M successfully delivers flexible, future-ready industrial space in a prime logistics location, supporting regional growth and providing occupiers with high-performance, adaptable accommodation.
