Project Overview
Glencar was appointed to deliver the full fit-out of IKEA’s 450,000 sq ft distribution centre in Dartford, creating a high-performance logistics hub ready for immediate operation.

Delivered under a JCT Construction Management contract, the project required the coordination of multiple workstreams across a large and operationally critical facility, ensuring seamless integration of all building systems and logistics infrastructure.

Glencar’s Role
Glencar acted as Construction Manager, overseeing the delivery and coordination of multiple specialist contractors to successfully complete the fit-out works within programme.

Scope of Works
Warehouse Fit-Out
Installation of high-bay warehouse racking systems and associated sprinkler systems to support large-scale storage and distribution operations.

New Structures
Construction of two new warehouse hub structures to enhance operational capacity and workflow efficiency.

Office Fit-Out
Fit-out of existing office space to provide modern working environments supporting administrative and operational teams.

External Works
Delivery of a new external storage unit, installation of security huts and vehicle ramps, along with adaptations to fencing and yard infrastructure.

Sustainability & ESG
The project incorporated efficient building services and operational systems designed to support long-term logistics performance and energy efficiency within a high-demand distribution environment.

Technical & Delivery Challenges
Delivering works within a large-scale logistics facility required careful planning, coordination of multiple contractors and strict programme management to ensure timely completion without impacting operational readiness.
