Project Overview
Glencar is delivering the design and construction of a new 29,350 sq ft industrial distribution facility at Unit E6, North City Business Park, Dublin, for Rohan Holdings. Designed to support An Post's operational requirements, the development incorporates high-quality warehouse accommodation, two-storey offices and associated external infrastructure.

The facility has been designed with a strong emphasis on operational efficiency, sustainability and long-term adaptability, providing modern industrial space within an established business park.

Glencar’s Role
Appointed under a Design & Build contract, Glencar is responsible for delivering the industrial facility, including warehouse and office construction, building services, external works and associated infrastructure. The project involves close coordination with the design team and supply chain to maintain quality and programme objectives.

Scope of Works
Warehouse & Industrial Space
Construction of a modern industrial distribution unit incorporating a high-quality warehouse floor finished to FM2 standard, designed to support efficient logistics and distribution operations.

Office Accommodation
Delivery of two-storey ancillary office accommodation with modern finishes and facilities to support staff welfare, administration and operational management.

External Works & Infrastructure
Construction of dedicated service yards, van and car parking facilities, hard landscaping and associated site infrastructure, including an ESB substation to support the facility's power requirements.

Sustainability & ESG
The development is targeting LEED Gold certification and incorporates sustainability measures including rooftop photovoltaic panels, electric vehicle charging infrastructure and energy-efficient building services.

These features have been designed to reduce operational energy demand and support the long-term environmental performance of the facility.

Technical & Delivery Challenges
The project requires careful coordination of warehouse construction, two-storey office accommodation, building services and external infrastructure within an established industrial environment.

Integrating the ESB substation, sustainable technologies and associated service infrastructure into the construction programme is an important aspect of delivery, supported by close collaboration with the wider project team.

The Outcome
