About This Project

Project Overview
Glencar was appointed to deliver a 344,500 sq ft speculative warehouse facility at Broms Road, Staffordshire, for PLP. Designed to meet the evolving demands of modern logistics occupiers, the development provides high-quality, flexible industrial space supported by integrated office accommodation and extensive external works.

The scheme was conceived with sustainability at its core and was developed to achieve a BREEAM ‘Excellent’ rating, reflecting PLP’s commitment to responsible, future-focused logistics development.

Glencar’s Role
Operating under a Design & Build contract, Glencar managed the full construction of the warehouse, office accommodation and associated site infrastructure, coordinating the consultant and supply chain teams to deliver the scheme within a 32-week programme.

Scope of Works
Warehouse Facility
Construction of a 344,500 sq ft warehouse designed to accommodate large-scale storage, distribution and production operations, providing high-specification, flexible internal space for future occupiers.

Office Accommodation
Delivery of integrated ancillary office space offering modern, functional environments for administrative and managerial operations, seamlessly connected to the warehouse.

External Works & Parking
Provision of extensive car parking facilities for cars, motorcycles and bicycles, designed to ensure safe and efficient access for both logistics and personnel vehicles.

Infrastructure & Site Works
Comprehensive site infrastructure works to support operational efficiency, including access arrangements and associated landscaping.

Sustainability & ESG
Sustainability was a key driver throughout the project. The development was designed to achieve BREEAM ‘Excellent’, incorporating energy-efficient building systems, sustainable materials and environmentally responsible construction methods to minimise long-term environmental impact.

Technical & Delivery Challenges
As a large-scale speculative development, the project required careful coordination to deliver a high-quality, flexible asset capable of meeting a wide range of occupier requirements while maintaining programme certainty.
