About This Project

Project Overview
The Rochester – M2M project comprised the construction of a new multi-unit industrial development at Maidstone Road, Rochester, Kent. The scheme delivered 11 industrial units arranged across two terraces, providing flexible accommodation suitable for a range of light industrial and logistics occupiers. Each unit was designed to accommodate internal mezzanine space, supporting adaptable operational and storage requirements. The development also included comprehensive external works to serve the units, including access roads, hardstandings, parking provision, drainage and landscaping. The completed scheme provides new industrial accommodation within a strategically located employment area with direct access to the M2 corridor.

Project Requirements
The client required the delivery of a multi-unit industrial development capable of supporting a range of occupier needs, with flexibility in unit layout and the provision of internal mezzanine space. Key objectives included efficient site utilisation across two terraces, robust external infrastructure to support servicing and parking, and coordinated provision of utilities across the development. The scheme needed to incorporate hardstanding, drainage and landscaping works to deliver a fully serviced and operational site. Delivery within a defined programme was required to support the client’s wider development objectives.

Glencar’s Role
Glencar was appointed as main contractor to deliver the construction of the industrial units and associated infrastructure works, coordinating all activities through to completion and handover.

Technical & Delivery Challenges
Delivering an 11-unit development across two terraces required careful coordination of sequencing to maintain programme certainty and consistent quality across the scheme. Managing the installation of mezzanine structures within multiple units demanded detailed planning to ensure alignment with base build construction. The provision of shared external infrastructure, including drainage and utilities, required close coordination to support future occupier fit-out without disruption. Working across a large site footprint also introduced logistical challenges associated with access, material deliveries and interface management between trades.
