About This Project

Project Overview
Trebor, Weston Road, Crewe comprises the design and build of a 335,000 sq ft speculative distribution centre delivered within Crewe’s well-established commercial and logistics area. The project represents the first instruction awarded to Glencar by Trebor and marks a significant investment in the region’s expanding industrial and logistics sector.

The development delivers a modern, high-quality logistics facility incorporating Grade A office accommodation and associated infrastructure, designed to support a wide range of distribution and supply chain operations.

Project Requirements
The client required a large-scale, future-ready distribution centre capable of meeting the demands of modern logistics occupiers. Key requirements included generous eaves height, efficient servicing and yard provision, high-quality office accommodation and strong sustainability credentials aligned with current market expectations.

The development was also required to operate as a secure, self-contained site, with clear separation of car parking, HGV circulation and servicing areas.

Glencar’s Role
Glencar was appointed to deliver the project under a Design and Build contract, providing full responsibility for construction, coordination of the design team and delivery of all associated infrastructure works through to completion.

Scope of Works
Warehouse & Office Accommodation
Construction of a 335,000 sq ft distribution centre featuring 15m eaves height, dock and level access loading doors, Grade A office accommodation and high-quality internal and external finishes.

External Works & Infrastructure
Delivery of extensive external works including yard depths of up to 56m, dedicated car parking areas, service yards, access roads and site-wide infrastructure to support high-volume logistics operations.

Security & Site Configuration
Creation of a secure, self-contained site layout with clearly defined vehicle movements, staff access points and servicing arrangements to ensure operational safety and efficiency.

Technical & Delivery Challenges
Delivering a large-scale speculative distribution facility within a defined programme required careful coordination of structure, envelope, servicing infrastructure and external works. Sequencing of construction activities was critical to maintain quality while achieving programme certainty and managing multiple workstreams concurrently.

Delivery Conditions Addressed
The project involved large-scale steel frame construction, extensive external works, high HGV movements and the delivery of a fully operational logistics facility within a condensed programme.

Sustainability & ESG
Sustainability was embedded into the project from the outset, with the building designed to achieve BREEAM Excellent and EPC A ratings. The development incorporates solar panels, 10% roof lights to enhance natural daylighting, dedicated EV charging points, cycle spaces and staff wellbeing areas. These measures reduce operational energy demand, support sustainable transport and promote long-term environmental and social value.

The Outcome
Completed in April 2025, the Trebor distribution centre in Crewe delivers a high-performance, sustainable logistics facility that enhances the region’s industrial offering. The project provides flexible, future-proof accommodation capable of supporting a wide range of occupiers while reinforcing Glencar’s relationship with Trebor and strengthening Crewe’s position as a key logistics location.
