Project Overview
Trehus is a landmark 79,200 sq ft sustainable mass timber commercial office development being delivered by Glencar for HUB and investment partner Smedvig. Forming Phase 2 of the One Maidenhead masterplan, the scheme occupies a prominent location directly opposite Maidenhead train station and represents a significant step forward in low-carbon commercial development.

The six-storey building is designed as a net zero carbon development and will deliver premium Grade A office accommodation alongside ground-floor retail space and a high-quality landscaped public realm. Trehus is positioned to set a new benchmark for sustainable workplace design in the Thames Valley.

Project Requirements
The client required a highly sustainable, future-facing office building that could act as a flagship for environmental performance, occupant wellbeing and long-term commercial value. Key requirements included the use of mass timber construction, delivery of premium office accommodation, integration of ground-floor retail, and the creation of an active public realm that enhances the wider masterplan and town centre.

The project also needed to achieve exemplary sustainability credentials, targeting both BREEAM Outstanding and WELL Platinum certifications, while meeting net zero carbon objectives.

Glencar’s Role
Glencar was appointed under a Design and Build contract to deliver the project, managing the coordination of the design team, mass timber construction methodology, sustainability strategy and site delivery. The role includes ensuring the building meets its environmental targets while maintaining programme certainty and quality within a constrained urban setting.

Scope of Works

Building Construction
Delivery of a six-storey mass timber commercial office building providing 79,200 sq ft of accommodation, incorporating premium Grade A office space and ground-floor retail.

Structural & Envelope Works
Construction using a mass timber structural system, supporting a low-embodied carbon approach while delivering long-span, flexible floorplates and high-quality internal environments.

Internal & External Integration
Provision of high-specification office environments, integration of retail uses at ground floor, and delivery of a landscaped public realm designed to enhance connectivity and user experience.

Urban & Public Realm Works
Creation of landscaped public spaces and pedestrian-focused external areas to support placemaking and activate the One Maidenhead masterplan.

Technical & Delivery Challenges
The delivery of a multi-storey mass timber structure within a prominent town centre location presents significant coordination challenges, including logistics planning, precision installation sequencing and interface management with surrounding infrastructure. Achieving ambitious sustainability and wellbeing targets alongside programme certainty requires early collaboration across the design, engineering and construction teams.
