Glencar was appointed by Vengrove to deliver two high-specification industrial units at Erdington Industrial Park in Birmingham. The speculative development comprises units of 42,000 sq ft and 57,000 sq ft, designed to meet strong market demand for high-quality, sustainable midbox industrial space.
The scheme reflects Vengrove’s commitment to delivering premium assets that combine operational efficiency with leading sustainability standards.
Glencar’s Role
Operating under a Design & Build contract, Glencar was responsible for the full design coordination and construction of both warehouse units, including associated external works and infrastructure.
Scope of Works
Warehouse Construction
Delivery of two super-specification industrial units featuring 10-metre eaves heights, 44-metre yard depths, and a combination of dock and level access loading doors to maximise occupier flexibility.
External Works
Provision of service yards, circulation routes and associated site infrastructure to support HGV movements and operational efficiency.
Sustainability Integration
Incorporation of photovoltaic panels and energy-efficient building systems to support reduced carbon emissions and long-term operational performance.
Sustainability & ESG
The development achieved BREEAM ‘Excellent’ and EPC A ratings, demonstrating a strong commitment to environmental performance. The buildings were designed to minimise operational energy demand and future-proof the units for tenants prioritising sustainability and energy efficiency.
Technical & Delivery Challenges
Delivering two high-specification units within a 34-week programme required detailed planning, close supply chain coordination and efficient programme management to ensure quality and performance targets were met.
