Project Overview
Glencar was appointed to complete the construction of the Zephyr Park development in Dagenham, delivering a flagship multi-unit industrial scheme designed to meet the evolving needs of modern logistics and light industrial occupiers.
The development comprises four terraced portal frame buildings delivering 14 Grade A industrial units ranging from 6,546 sq ft to 34,826 sq ft. Designed to provide flexible, high-performance industrial space, the units combine warehouse accommodation with fully fitted first-floor offices and high-quality external environments.
Completed in June 2024, the scheme provides a modern, sustainable industrial development in a key East London logistics location.
Glencar’s Role
Operating under a Design & Build contract, Glencar was responsible for completing the construction works and coordinating the project team and supply chain to deliver the development through to successful completion.
Scope of Works
Industrial Units
Construction and completion of four terraced portal frame structures delivering 14 Grade A warehouse units designed for flexible industrial and logistics operations.
Warehouse & Office Accommodation
Provision of warehouse space with clear internal heights ranging from approximately 8.4–10 metres, combined with fitted first-floor office accommodation to support operational and administrative functions.
Building Performance & Design
Units incorporate 37.5–50 kN per sq m floor loading, electric loading doors, covered loading bays and high-performance insulated cladding systems to deliver durable and efficient operational space.
Sustainability Features
Integration of photovoltaic roof panels, air source heat pumps and enhanced natural daylighting through 15% warehouse roof lights. The development achieves BREEAM ‘Excellent’ and EPC A+ ratings.
External Works & Infrastructure
Delivery of comprehensive external works including service yards, car parking, landscaping and S278 highway infrastructure works.

The scheme was designed with strong environmental credentials, incorporating renewable energy systems, low air permeability building design and high-performance building materials to support long-term energy efficiency and reduced operational carbon.
Technical & Delivery Challenges
Completing a multi-unit industrial scheme required careful coordination across multiple building plots and external infrastructure works, ensuring consistent delivery standards across all units while maintaining programme certainty.
